Home Loan EMI Calculator

Monthly EMI and total interest on a home loan over 5 to 30 years

Loans and EMIUp to 30 yearsYearly balanceChecked 2 Nov 2026

This home loan EMI calculator works out the monthly payment on a housing loan, the total interest over the full tenure and how the balance falls each year. Home loans run long, so small changes in rate or tenure move the total by lakhs; the calculator makes that visible before you sign.

It starts with a ₹30 lakh loan at 8.5% for 20 years. Change the figures to match your offer letter. The table shows the principal and interest you pay in each year of the loan.

At a glance

  • Example loan₹30 lakh at 8.5% for 20 years
  • EMI₹26,035 a month
  • Total interest₹32,48,327, more than the loan itself
  • Usual tenureUp to 30 years, often capped at retirement age
  • Prepayment chargeNone on floating rate loans to individuals (RBI rule)
  • Most lenders fund75% to 90% of the property value

Using the home loan EMI calculator

Type three things from your sanction letter or quote:

  • Loan amount: the amount sanctioned, not the property price.
  • Interest rate: the current floating rate. Most home loans in India are linked to an external benchmark such as the RBI repo rate, plus a spread.
  • Tenure: in years. Lenders usually let the loan run until you turn 60 to 70, up to 30 years.

The fee box shows the one time charge with GST. The result shows the monthly EMI, total interest and total amount payable, and the house loan EMI table under it gives what you still owe after each year.

Worked example: ₹30 lakh over 15, 20 and 25 years

TenureEMITotal interestTotal paid
15 years₹29,542₹23,17,594₹53,17,594
20 years₹26,035₹32,48,327₹62,48,327
25 years₹24,157₹42,47,044₹72,47,044

All three are at 8.5%. Going from 20 to 25 years lowers the EMI by only ₹1,878 but adds almost ₹10 lakh of interest. Going from 20 to 15 years raises the EMI by ₹3,507 and saves about ₹9.3 lakh. If the higher EMI fits your budget, the shorter tenure is the cheaper loan.

How a rate change hits a home loan

On the same ₹30 lakh for 20 years, a rise from 8.5% to 9% lifts the EMI from ₹26,035 to ₹26,992 and the total interest by about ₹2.3 lakh. Because home loans float, this happens during the loan whenever the benchmark moves.

When rates go up, most banks keep the EMI and stretch the tenure. That feels painless but can add years of payments. Check your tenure in the bank's app after every rate change, and request a higher EMI if your budget allows. A home loan interest rate calculator run every year keeps you honest about the real end date.

Why the early years are mostly interest

In year 1 of the example loan you pay ₹3,12,420 in EMIs. About ₹2,52,000 of that is interest and only about ₹60,000 reduces the loan. By year 15, the split has flipped. This is how every reducing balance loan works: interest is charged on what you still owe, and early on you owe almost everything.

That is also why an extra payment in the first few years saves so much. A one time ₹3 lakh prepayment in month 24 of this loan, at 8.5%, cuts about 3 years 9 months off the tenure and saves about ₹8.7 lakh of interest. Try it in the home loan prepayment calculator, and see every month in the amortization schedule.

How much home loan you can get

Two limits apply, and the lower one wins:

  1. Income: lenders usually keep all your EMIs within about 50% of take home pay. A co applicant's income can be added.
  2. Property value: RBI caps the loan at 90% of the property value up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that. Stamp duty and registration usually cannot be funded.

The home loan eligibility calculator works out both limits. Remember to keep money aside for the down payment, stamp duty, registration and interiors, which together often run to 15 to 25% of the price.

Costs beyond the EMI

  • Processing fee: a small percentage of the loan plus 18% GST; some lenders cap it at a fixed amount.
  • Legal and valuation charges for checking the property papers.
  • Insurance: lenders often offer a loan cover policy. It is optional; compare it with a plain term insurance plan.
  • Pre EMI interest on an under construction flat, where you pay only interest on the amount released until possession.

Add the fee in the calculator's processing fee box to see its rupee value.

Tax on a home loan in brief

Under the old tax regime, principal repayment and interest on a home loan for a self occupied house have long had deductions with yearly limits. Under the new regime these deductions are mostly not available for a self occupied home. The new Income-tax Act replaced the earlier law and renumbered its sections, so check the current limits with a tax adviser before counting on a saving. The EMI calculator shows figures before any tax benefit.

Frequently asked questions

How much EMI does a ₹30 lakh home loan need?

At 8.5% it is ₹26,035 a month for 20 years, ₹29,542 for 15 years and ₹24,157 for 25 years. Change the rate in the home loan calculator to match your offer.

Is it better to pick a longer home loan tenure?

Stretching the years makes each instalment smaller and the interest bill much bigger. Choose the shortest tenure with an EMI you can manage, and prepay when you have spare money.

Can I prepay my home loan without a penalty?

Yes, if it is a floating rate loan taken by an individual for a home. RBI does not allow prepayment or foreclosure charges on such loans. Fixed rate loans may carry a charge.

Does the home loan EMI change when the repo rate changes?

On a repo linked floating loan, the rate is reset after a benchmark change, usually within three months. The bank may change your tenure, your EMI or both.

Is the processing fee refundable?

Usually not, even if you do not take the loan after sanction. Ask before you pay it.

How is home loan interest worked out each month?

Each month the bank charges one twelfth of the yearly rate on the balance still owed. The rest of your EMI reduces the balance, so the interest part falls a little every month.
