This loan amortization calculator builds the full repayment schedule for a loan, one row per month, with the EMI, the principal part, the interest part and the balance left. Type the amount, the rate and the tenure, open the schedule under the result and, if you like, download it as a CSV file that opens in Excel or any spreadsheet app.
It opens with a ₹25 lakh home loan at 9% for 20 years: 240 rows. The schedule makes visible what an EMI hides: how slowly the balance falls at first, and how fast at the end.

How the loan amortization calculator builds the schedule
For each month it takes the balance, charges one month's interest on it (yearly rate ÷ 12), subtracts that interest from the EMI to get the principal repaid, and lowers the balance by that amount. Then it repeats for the next month. On ₹25,00,000 at 9%:
| Month | EMI | Interest | Principal | Balance after |
|---|---|---|---|---|
| 1 | ₹22,493 | ₹18,750 | ₹3,743 | ₹24,96,257 |
| 2 | ₹22,493 | ₹18,722 | ₹3,771 | ₹24,92,486 |
| 120 | ₹22,493 | ₹13,386 | ₹9,107 | ₹17,75,647 |
| 240 | ₹22,493 | ₹167 | ₹22,326 | ₹0 |
After 10 years, half the tenure, you still owe about ₹17.8 lakh of the ₹25 lakh. That surprises many borrowers and is the main reason early prepayments save so much.
EMI calculator with repayment schedule in Excel
Click Download as CSV under the schedule to save it. The file has columns for month, EMI, principal, interest and balance, with plain numbers ready for formulas. To build the same sheet yourself in Excel or a similar app:
- EMI: =PMT(rate/12, months, −loan).
- Interest in a row: =previous balance × rate/12.
- Principal: =EMI − interest.
- New balance: =previous balance − principal.
- Fill the formulas down for every month.
Excel's IPMT and PPMT functions give the interest and principal for any single month directly. The CSV is built in your browser; nothing is uploaded.
Home loan amortization: what the schedule tells you
- Tax planning: year wise interest and principal, also summarised by the home loan EMI calculator also shows.
- Prepayment timing: the earlier rows are where extra payments cut the most interest; see the prepayment calculator.
- Selling or refinancing: the balance at any month tells you what you would need to close the loan.
- Checking the bank: compare a few rows with your loan statement. Large gaps may mean a rate change or a charge you did not expect.
Personal loan EMI calculator with repayment schedule
Short loans follow the same pattern on a smaller scale. On a 3 year personal loan, more than half of all the interest is paid in the first year. That is why closing a personal loan in its last year saves little. Run your loan here, then check the closing amount in the loan foreclosure calculator.
When your schedule changes
A fixed rate loan follows its schedule exactly unless you prepay. A floating rate loan gets a new schedule whenever the rate is reset; the bank either changes the EMI or the number of months left. Ask for an updated schedule after each change. A flat rate loan has a different pattern altogether; see flat vs reducing for why its interest does not fall.
Frequently asked questions
What is a loan amortization schedule?
A table showing every EMI split into interest and principal, with the balance left after each payment, from the first month to the last.
How do I get my EMI schedule in Excel?
Use the Download as CSV button under the schedule, then open the file in Excel. Or build it with PMT for the EMI and simple formulas for each row.
Why is most of my early EMI interest?
Interest is charged on the balance still owed, which is largest at the start. As the balance falls, interest falls and more of the EMI goes to principal.
How much of my home loan is left after 10 years?
On ₹25 lakh at 9% for 20 years, about ₹17.8 lakh remains after 10 years. Your own schedule will show the exact figure.
Does the schedule change if the interest rate changes?
Yes. After every reset on a floating loan, expect a fresh schedule with either a new EMI or a new end date.
Is my data uploaded when I download the CSV?
No. The file is created in your browser and saved straight to your device.
