This plot loan EMI calculator is for buying a residential plot on credit: it returns the monthly payment, what you pay in interest and the balance left each year. It starts with ₹20 lakh at 9.5% for 15 years. Plot loans look like home loans but differ in funding limits, tenure and tax treatment, so the page also covers those differences.
Copy amount, rate and years from your quote. If you plan to build on the plot later, a plot plus construction loan may suit you better; that is explained below too.

How the plot loan EMI calculator works
Plot loans run on a reducing balance, so the usual EMI formula applies. ₹20,00,000 at 9.5% for 15 years costs ₹20,884 a month, with ₹17,59,209 of interest over the loan. A 10 year term lifts the instalment to ₹25,880 but trims interest to ₹11,05,541.
Plot loan rates are often a little higher than home loan rates from the same lender, because there is no house on the land yet. Type the rate in your sanction letter rather than a home loan rate.
Plot loan vs home loan
| Point | Plot loan | Home loan |
|---|---|---|
| What it buys | A residential plot | A built or under construction home |
| Funding | Often up to 70% to 80% | Up to 75% to 90% under RBI caps |
| Tenure | Commonly 15, sometimes 20, years | Up to 30 years |
| Rate | Often slightly higher | Usually lowest |
| Tax deduction | Not on a plot alone | Available under the old regime within limits |
For a finished home, the home loan EMI calculator is the better fit.
Land loan EMI calculator: which land qualifies
- Residential plots in layouts approved by the local development authority or municipality.
- Plots allotted by government housing bodies.
- Plots with clear title and legal access.
Agricultural land usually does not qualify for a plot loan. Farm land purchases are financed under separate agricultural schemes with their own rules. Commercial plots need a business or commercial property loan; see the LAP EMI calculator for similar math.
Plot plus construction loans
Many lenders offer a combined loan: part to buy the plot now, the rest released in stages as you build. You usually have to start construction within a set period, such as 2 to 3 years. During construction you pay interest on the amount released (often called pre EMI), and the full EMI starts once construction is complete or the last stage is released.
A combined loan can carry the home loan rate and tax benefit for the construction part. Ask your lender how the two parts are priced. Run each stage in this calculator to plan your cash flow.
Down payment and other costs
With 70% to 80% funding, you need 20% to 30% of the plot's value up front, plus stamp duty and registration, which can add several percent in many states. Budget for:
- legal verification of title,
- survey and boundary marking,
- development or betterment charges in some layouts,
- processing fee plus GST.
The down payment calculator lists cash needed at each funding level, while the eligibility page runs the lender's income check.
Prepaying a plot loan
An individual repaying a floating rate plot loan early faces no penalty. Since plot loans have higher rates and no tax benefit on their own, paying them down early is often a good use of spare money. Gauge the gain with the prepayment tool.
Frequently asked questions
What monthly payment does ₹20 lakh for a plot need?
₹20,884 monthly over 15 years at 9.5%, or ₹25,880 over 10. Try your sanctioned rate in the land loan calculator.
What part of a plot's price will a lender fund?
Usually 70% to 80% of the plot's value, depending on the lender, the plot's location and your income.
Is there a tax benefit on a plot loan?
Not for a plot alone. Tax benefits apply only once a house is built, usually for the construction part of a combined loan.
Can I get a loan for agricultural land?
Not under a residential plot loan. Farm land purchases are financed through separate agricultural schemes.
Do I have to build on the plot?
For a plain plot loan, not always. For a plot plus construction loan, lenders set a deadline to start building.
Is the plot loan rate higher than a home loan?
Often slightly, because there is no building on the land yet.
